Linking a Debt to an Asset

Aureli lets you link a debt to an asset so you can see the relationship between them — most commonly a mortgage linked to a property. Once linked, Aureli calculates your equity and loan-to-value (LTV) ratio automatically.

When to use a link

Linking is useful any time a debt is secured against, or closely associated with, a specific asset:

  • A mortgage linked to a property
  • A secured loan linked to a vehicle or other asset

Any debt type can be linked to any asset type within the same portfolio.

How to link a debt to an asset

You can create the link from either side — the debt's detail page or the asset's detail page.

From the debt's detail page:

  1. Open the portfolio and go to Debts.
  2. Click on the debt you want to link.
  3. Find the Linked Asset section.
  4. Click Link asset and select the asset from the list.

From the asset's detail page:

  1. Open the portfolio and go to Assets.
  2. Click on the asset.
  3. Find the Linked Debts section.
  4. Click Link debt and select the debt from the list.

Both approaches produce the same result.

What the link shows

Once linked, both the asset and debt detail pages show the relationship. On the debt's page, you'll see:

  • Equity — the asset's current value minus the outstanding debt balance
  • Loan-to-value (LTV) ratio — the debt as a percentage of the asset's value
  • LTV status indicator — a colour-coded signal showing whether the LTV is at a healthy, elevated, or high level

LTV is calculated using the latest valuations for both the asset and the debt, and supports multi-currency (both values are converted to a common currency before the ratio is computed).

Constraints

  • A debt can only be linked to one asset at a time. To change the linked asset, remove the existing link first.
  • The debt and asset must be in the same portfolio.

Removing a link

To remove a link, go to the debt's detail page, find the Linked Asset section, and click Remove link. The debt and asset continue to exist independently — only the relationship between them is removed.
